Fortune Capital Partners ("FCP") and Bleu Lion Investments ("BLI") have partnered to acquire 96.5 acres for the future development of 295 residential lots in the burgeoning Arredondo suburb located just west of Gainesville. Oaks Preserve (the "Project") is situated less than a mile west of I-75 along Florida State Road 24 (also known as Archer Road). FCP and BLI assembled the Project as seven undeveloped parcels in July 2018 and will seek to fully entitle the project before selling the lots.
Oaks Preserve is ideally located in the path of growth for the city of Gainesville. Regarded initially as a college town, Gainesville has experienced expansive growth in recent years due in part to the accolades of the University of Florida and its effects on the community and surrounding areas.
FCP and BLI will develop the Project through the establishment of a Community Development District (the "CDD") that will oversee the creation and management of the Home Owners Association. The CDD will provide an opportunity for the development team to establish best in class services and management for the Oaks Preserve residents. Development of the project will include entitlement of the 295 lots, all of the associated infrastructure for the neighbourhood, as well as amenities such as nature trails and bike paths connecting Oaks Preserve to the other surrounding neighbourhoods.
The Project will offer buyers the opportunity to purchase residential lots ranging from approximately 0.05 acres to 0.20 acres. Oaks Preserve will include extensive water features which will not only be used as retention basins for the Project but also preserve the wetlands currently existing at the site.
